We hold the estate as a single record: the meters, the supplier contracts attached to them, the invoices arriving against those contracts and the queries that follow.

The starting point is a written plan for the estate, stating what happens, when it happens and who holds each action, including the parts that stay with your own team.

Contract end dates are tracked ahead of renewal so a tender is run in good time rather than under a deadline. Site changes, new meters, closures and changes of tenancy are recorded as they happen.

Every action is dated in Insights and attributed to the person who took it, so the account can be read back at any point without asking us for context.

Half-hourly and AMR meters already produce detailed data. Most of it is never looked at, because the only figure reaching the office is the total at the bottom of an invoice.

We collect the data per supply, check it for gaps and estimated readings, and read it against the operating pattern of the site: the opening hours, the shift times, the plant that should be running and the plant that should not.

Benchmarking stays within your own estate, comparing sites of similar use and size, and we state what makes them comparable.

Estimated readings are labelled as estimates. Where a meter reports nothing, we say so rather than filling the space with a modelled figure.

We run the market for electricity, gas and water contracts across single sites and multi-site estates, and we manage renewals ahead of contract end so nothing rolls onto out-of-contract rates.

Every offer is ranked by true cost, not headline rate. The cheapest verified offer is always shown. Where we recommend something other than the cheapest, we say why in writing and you decide.

Network charges are regulated pass-through and reset each April. We do not tell you a supplier has fixed them unless we hold that supplier’s written confirmation for that product. Where we do not, we say the charge is pass-through.

We are paid either by a margin on the final unit rate, or by a fixed management fee, agreed in writing before you sign. We hold a Level 1 Letter of Authority only, which means we gather your data and advise. You sign every contract yourself.

Buying well is half of it. The other half is what the meters are doing.

We look for load running to no purpose out of hours, plant working against the way the building is used, and standing charges still attaching to meters that serve nothing. Where a site is genuinely peaky by nature, we say so.

Options run from controls and operating hours through to lighting, heating and ventilation work, on site generation and storage. Each one is costed from your own consumption and your own contracted rates, with the calculation and its assumptions shown.

Where the data does not support a change, that is the finding and the option is dropped. Nothing proceeds until you say it should.

We tell you which regimes apply to you, which do not, and what is law rather than proposal.

ESOS Phase 4, SECR reporting, TM44 air conditioning inspections, heat network registration, and the minimum energy efficiency standards that govern whether a property can be let.

The tests differ and are regularly conflated. The same company can sit inside one regime and outside another. We work it through on your actual figures rather than on a rule of thumb.

Where something is a government proposal rather than current law, we say so. EPC E is law. Tighter non-domestic targets are proposed and need secondary legislation.

Water is often treated as a fixed cost, so surface water and trade effluent charges are rarely checked against the site they are billed for.

We review water and waste water charges against the meters and the site drainage, tender the supply where the market allows it, and raise corrections where the charges do not match the site.

Each query is tracked to a written answer from the retailer or wholesaler, and recorded against the site in the same account as your energy work.

How to check this

Each claim on this page is answered by something you can read for yourself. Nothing below states a figure; it names the document or register the claim is held against.

  • Point 01

    We hold a Level 1 Letter of Authority only

    The authority wording sets out what we may do with your data and states that we cannot sign a contract on your behalf. Read it before you sign it.

  • Point 02

    How we are paid is agreed in writing before you sign

    Our margin or management fee is stated in the terms that accompany a recommendation, and nothing is added afterwards.

  • Point 03

    Every figure we quote carries a dated source document

    Records state the figure, what it is measured against, the document it is taken from and the date on that document. Records still held anonymous are labelled as such.

    We work to a published code of conduct

    Our obligations as a third party intermediary, and what you can hold us to, are set out in full.

    Our certifications are checkable with the bodies that issue them

    Each mark links to the register or scheme it is issued under, so the current status can be confirmed at source.

    Send a full recent invoice for each meter and sign the Letter of Authority. We report our findings and the options in writing, including where everything is already in order.
